What is a property condition report?
The Property Condition Report outlines the condition of the property at the beginning of a tenancy prior to the tenant moving into the property. When signed by the parties and returned to the Owner this report shall be conclusive evidence of the accuracy of the description of the Premises and its contents. The same report is then used when the tenant vacates, to conduct the Bond Inspection and each item is checked off to ensure that the property is left in the same condition.What is a Routine Inspection?
Once the tenant takes possession of a property, inspections are carried out periodically to ensure that your property is being maintained to an acceptable standard. A copy of the routine inspection report is forwarded to you after each inspection.What is a database check?
Nationally, there are two databases used by Real Estate Agents to lodge and check bad tenants. These are Reference Australia (TRA) and TICA, and any tenant who has rented through an agency that uses these databases and has left with a bad record will be lodged on these databases.
